    Despite concerns he had in 2005 that risks were being underestimated by investors, "this crisis, however, has turned out to be much broader than anything I could have imagined," Greenspan said to the House of Representatives Committee on Oversight and Government Reform.

    "Those of us who have looked to the self-interest of lending institutions to protect shareholder''s equity (myself especially) are in a state of shocked disbelief," said Greenspan, who stepped down from the Fed in 2006.

    Banks and other financial institutions need public support, such as the recently approved $700 billion bailout package, to avoid a serious reduction in credit, he said.

    While Greenspan was once hailed as one of the most accomplished central bankers in U.S. history, the low interest rates during his final Fed years have been blamed for fueling the housing bubble and eventual crash that touched off the current financial crisis.

    FDIC va nhung co quan tuong tu tren toan cau da nang insurance limit len roi. Khong con so canh dan co tien/cac cty co nhieu tien rut tien ra khoi bank de o duoi chieu nua. Gold Price da dung.

    Cai chet cua Lehman Brothers nam co Mortgage Loan Portfolio: ca residential va commercial. Ho cho vay voi dang hedge fund. CB decline thi LH luom. Ho charge high interest rate. Cac cty chiu het noi. Nen ho have big loss.

    Bay gio toi CB. Value cua Commercial R/E duoc dinh gia chu yeu theo Income Approach. Rental Income rat quan trong. Vacancy rate ma tang. Net Income se giam. Gia tri bds se giam theo.

    Nhieu C&I Clients khong co dbs. Ho rent space: Industrial Building, Shopping Center, Office Building ma hoat dong. Tuy rang la long-term lease. Nhung 1 khi, ho chiu het noi, cung cancel lease luon. Chiu bi phat hay la file bankruptcy. Khoi fai dong tien phat.

    Chi co vai dai gia C&I tren the gioi, xay dung bds cua rieng ho.

    Cung vi Bank kinh doanh theo kieu pawnshop va chi thich hard collateral. Nen nhieu finance company moi thanh lap len. Factoring company. Giup cac C&I cty hoat dong.

    Nhung finance company co cost of capital/money cao hon CB, nen ho cho vay voi lai suat cao. Bay gio kinh te suy yeu, lai suat cao, C&I cung khong con chiu noi nua.

    GE Capital: 1 loai finance company. 1 thoi lam mua lam gio tren the gioi. Mang lai loi nhuan cao nhat trong GE Group''s Net Income. Bay gio GE dang chet do voi GE Capital.
